Independence Hills is a subdivision in Farmington Hills located east off of Drake Road, between 11 Mile Rd and Grand River Ave, and is adjacent to Heritage Park. This collection of 132 single-family homes were built between  1978-2004, and feature both single and two-story designs, layouts from 1,800 to 3,700 square feet,  two to three car garages, larger lots, and mature landscaping. Homes have 3-5 bedrooms, 2-4 bathrooms, full-size basements, many of which are walk-out, and primarily brick exteriors. Many homes have received remodeling or renovations within the last 2 to 5 years so you’re likely to find granite or quartz countertops in the kitchen, new flooring, updated cabinetry, and updated bathrooms.

Independence Hills is part of a homeowner association and residents pay around $200 per year. These fees cover common area maintenance and management. The Association is designed to keep continuity throughout the community and homeowners are required to abide by the covenants and bylaws of the neighborhood. The subdivision features a common area with a playground and walkways.

Schools & Nearby

Residents are part of the Farmington Hills School District and are served by Hillside Elementary School, Power Middle School, and Farmington High School. These schools are between 1 and 2 miles from most homes in Independence Hills.

The interstate intersection of 696 and 275 is less than 10 minutes or about 5 ½ miles from the entrance to Independence Hills. This makes this subdivision extremely desirable for folks that commute, since access to major freeways is convenient and easy. Plus, the subdivision, although not gated, is only traversed by homeowners and residents since the neighborhood is not a throughway street. This neighborhood is ideal for anyone looking for a smaller community, larger homes and lots, convenient access, yet surrounded by mature landscaping and forests. Downtown Farmington is just 2 miles south of Independence Hills.
